Pearland
The City of Pearland's permits page lists the kinds of work that need a permit, including building a new structure, adding on, remodeling, and "repairing an existing structure." It doesn't name foundation repair separately, and we didn't find a Pearland checklist for it. The city's fee page lists residential alteration and remodel permits at $120 without reconfiguring space and $180 with it, but we can't tell you which fee a foundation repair falls under. Call Permits and Inspections at 281-652-1638 (permits@pearlandtx.gov), or use the city's eTRAKiT portal.
A neighbor's rule, for comparison
The City of Houston's permitting center publishes a specific foundation repair permit. For slab-on-grade foundations it asks for plans and details by a Texas-licensed engineer, runs inspections before and after the work, and in flood zones asks for a sealed cost estimate or notarized contract and an appraisal. Pearland may handle things differently; this is only to show what a detailed rule looks like.
Manvel
Manvel says a permit is required for any construction, alteration or repair of a structure or its systems, and that all contractors must register with the city before getting residential or commercial permits. Permits: 281-489-0630 ext. 4.
Alvin
Alvin says permits and inspections are required for new construction, remodeling and repairs. Its building permit application covers repairs, and notes separate permits for electrical, plumbing and HVAC work. Homeowners pulling their own permit for a repair or remodel must show proof of a homestead exemption. Permits and inspections: 281-388-4271.
Friendswood
We couldn't reach Friendswood's permit pages when we checked, so we can't say what it requires. Ask the city before work starts.
Before you sign
- Ask the contractor to pull the permit and put the permit number on your paperwork.
- Find out whether an engineer designed the repair plan.
- If you're in a flood zone, ask whether the city will want a cost estimate. See flood zones.
Not legal advice. This summarizes city pages as of the date below. The city decides what your repair needs.
